the transformation of a Grade II* listed Postmodern corporate headquarters into homes for later living
The building, originally designed by Arup Associates with landscaping by Peter Swann Associates, was completed in 1991 and served as headquarters for Legal and General for a quarter of a century. It was listed in 2017 as the firm vacated. Haworth Tompkins’ masterplan and designs involve transforming the vacant site into a vibrant later living community with 270 specialist age-appropriate apartments, while preserving the long-term future of the Grade II* listed building; ensuring it remains at the heart of the Kingswood community.
Stretching over 43 acres, the development will enhance the local area by offering on-site facilities such as a wellness centre, including a swimming pool, studio, gymnasium and tennis courts as well as dining and recreation facilities all open to the wider community.
By carefully repurposing and refurbishing the listed asset and only building on previously developed car park areas, the green belt asset will be protected and enhanced, opening up 16 acres of parkland for the use of the local community in perpetuity. The project is set to deliver one of the UK’s largest retirement communities, an asset for the local area, as well as an exemplary retrofit project.
